Edit assumptions ↑

This forecast uses your assumptions and simplified payment rules. HDB or your bank decides eligibility and actual payment timing. Confirm stamp duty, fees, grants, usable CPF and loan terms with the relevant institutions.

Which payment schedule applies?

For the current HDB-loan scenario (BTO applications from October 2024), the ordinary payment is 10% at lease signing; eligible buyers using staggered downpayment pay 5%. Eligible young couples using the enhanced DIA arrangement pay 2.5%. The rest of the price, less the loan, grant and amounts already paid, is due at keys. These choices do not establish your entitlement to a scheme. HDB payment schedules and eligibility.

For a bank loan at 75% loan-to-value, ordinary and staggered signing payments are 20% and 10%, with at least 5% of the price in cash. The 55% loan-to-value scenario has a 10% cash minimum and a larger balance at keys. Under DIA with a bank loan, the 2.5% signing payment is cash only; another minimum 2.5% (75% loan) or 7.5% (55% loan) is payable in cash at keys. HDB’s bank-loan payment tables. Age, tenure, existing loans and underwriting can lower the available loan. HDB financing overview and MAS housing-loan limits.

From the July 2025 sales exercise, the DIA study/NS condition can be met by one partner; earlier cohorts differ. HDB also checks age, first-timer and household conditions. Earlier HDB-loan cohorts, completed flats, short leases, Community Care Apartments and resale purchases need their own payment plan. Check HDB’s DIA conditions.

How to read the projection

The option fee is paid in cash at booking: S$500 for 2-room Flexi, S$1,000 for 3-room and S$2,000 for larger flats. This plan credits it once against the signing downpayment. Your actual CPF use may result in an HDB option-fee refund; that refund is not forecast here. HDB booking payments.

Buyer’s Stamp Duty uses the higher of your entered price and market value, with the residential rates effective from 15 February 2023. The model pays it at signing, with the selected CPF/cash preference. Enter additional signing and key fees separately; these fees and renovation are conservatively paid in cash. Additional Buyer’s Stamp Duty, resale levy, insurance, taxes, CPF refunds and other household spending are excluded. IRAS Buyer’s Stamp Duty rates and HDB signing costs.

Each applicant’s monthly inputs are amounts actually set aside after expenses, rather than gross salary. Include only CPF you expect to be usable for this purchase. Contributions arrive at the end of each month, after that month’s payments; a later start month can represent starting work. Optional annual growth is your assumption, applied every 12 months after that start. No salary assessment, statutory CPF allocation, CPF interest, investment return or bonus is calculated. Use the CPF Board’s contribution allocation calculator to check your own expected contributions.

The entered grant is applied once at keys and defaults to zero. If your grant is available earlier, follow your own HDB payment plan; earlier grant use is not modelled here. The entered loan is drawn at keys and remains an assumption even when it fits the displayed price cap. HFE, age, lease, income, existing debts and lender checks determine the actual figures. With an HDB loan, each buyer may retain up to S$20,000 in OA; the household reserve here does not check how it is distributed between applicants. HDB loan and CPF-use conditions.

Repayments begin in the month after the entered key date for this illustration. Monthly-rest interest stays at the entered rate throughout; your lender’s first instalment date and future rates can differ. A negative projected cash balance is an unfunded gap, not an approved credit facility. The savings chart runs through at least the first year after keys, while the repayment chart covers the full loan. Sources reviewed 18 October 2026; project-data audit dates remain separate.
